{"id":12055,"date":"2019-12-26T10:22:13","date_gmt":"2019-12-26T17:22:13","guid":{"rendered":"https:\/\/www.petersons.com\/blog\/?p=12055"},"modified":"2023-02-27T07:19:31","modified_gmt":"2023-02-27T14:19:31","slug":"real-estate-licensing-exam-whats-on-it-and-how-to-pass","status":"publish","type":"post","link":"https:\/\/www.petersons.com\/blog\/real-estate-licensing-exam-whats-on-it-and-how-to-pass\/","title":{"rendered":"Real Estate Licensing Exam: What\u2019s on It and How to Pass"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">Real estate agents are a vital part of the buying and selling processes for residential properties and becoming a successful real estate agent can prove to be a lucrative and rewarding career.\u00a0 In order to become a real estate agent, you\u2019ll need to be licensed in the state(s) in which you practice. \u201cEvery state is a little bit different,\u201d says Abby Joiner, a Broker Associate licensed in Indiana.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While the exam requirements may vary by state, there are a few areas that remain the same across the board.<\/span><\/p>\n<h2><b>The basics<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">\u201cGenerally you\u2019re going to need at least a high school diploma or a GED. You\u2019re going to need to take pre-licensing classes and then study for the exam. There&#8217;s a national section and a state section of the test, and assuming you pass both, you then apply for your state license with your state board,\u201d says Joiner.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The exam time limit can range between 90 minutes and four hours. Typically the exam consists of 150 multiple choice questions. Test-takers will need to verify the following information with their individual state\u2019s testing centers prior to the exam:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">How often is the exam given?<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">How much does it cost?<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">How do you register for it?<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Will it be paper-and-pencil or computer-based?<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Can you use a calculator?<\/span><\/li>\n<\/ul>\n<h2><b>Exam topics<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">\u201cThe content can be a bit dense. I encountered questions about deeds, titles, contracts, and land descriptions. A lot of what I was tested on focused on property law and ethics.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We\u2019re not saying you don\u2019t need to know the difference between a craftsman and a colonial, but we strongly recommend learning about the topics below:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Law of Agency<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Interests, Estates, and Ownership<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Fair Housing Laws<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Public Land Use Laws<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Environmental Laws<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Contracts and Deeds<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Leasing<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Describing Property and Appraising It<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Mortgages<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Taxes and Assessments<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Closings<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Review of Real Estate Math<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">\u201cFor me, memorizing legal terms was the most challenging. You don\u2019t need the same knowledge base as a lawyer, but you still need a basic understanding of legal terms. There\u2019s also a bit of math on the test. Most of it is pretty straightforward. For example, you\u2019ll need to know how to figure out taxes and mortgage amortization.\u201d<\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">Need to brush up your real estate knowledge? To keep you feeling calm and confident on test day, Peterson\u2019s recommends test-takers begin studying at least six weeks in advance.\u00a0<\/span><\/p>\n<h2><b>What happens after the test?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">This step will vary state to state, but generally after you pass the exam you will apply for your license.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIn Indiana, you have to be affiliated with a broker in order to get your license and have it become active in status. I think it\u2019s important to interview with brokerages before you take your exam. As soon as I passed, they sent my paperwork in for me, and a week later I received my license and I was able to work.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">And your real estate training won\u2019t end after the test is over.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt may be different in other states, but in Indiana, you have to complete a 30-hour post-licensing continuing education course within the first two years of being licensed. Then, every year after that you will be required to complete 12 hours of continuing education per licensing year.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Becoming a real estate agent will require a lot of work.
